SOURCES SOUGHT (Succeeding lease) The Department of Veterans Affairs currently occupies Clinical and related space in a building under a lease in St. Marys, Georgia, which will be expiring. The Government will consider alternative space if economically advantageous. In making this determination, the Government will consider, among other things, the availability of alternative space that could satisfy the Government s requirements, as well as the costs likely to be incurred through relocation, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. The Department of Veterans Affairs desires to lease approximately 11,718 RSF of clinical space in St. Marys, Georgia, for use by VA personnel, furnishings, and equipment for the St. Marys CBOC. Fifty (50) parking spaces are required. A lease of up to 15 years/5 years firm will be considered.  The space must be ready for occupancy no later than December 1, 2027. The lease space must be fully serviced to include all utilities, landscaping, trash removal, and janitorial services.  Lease space within the following boundaries will be considered: NORTH: St. Marys Road SOUTH: FL/GA State Line EAST: St. Marys River WEST: Interstate-95 A market survey of offered properties may be conducted by VA staff. Interested offerors (owners, brokers, or their legal representatives) should submit site-specific information concerning their properties to Sibyl.Graham1@va.gov by e-mail only, no later than 3:00 PM on August 19, 2026, at the following:  Department of Veterans Affairs Minor Leasing Division, East Attention: Sibyl Graham, Contracting Specialist E-mail: Sibyl.Graham1@va.gov Copy Email response to: Johnny Jones, Lease Contracting Officer (LCO) E-mail: Johnny.Jones3@va.gov  Expressions of interest must contain the following information:  Building name and/or address and location of the available lease space. Number of parking spaces to be offered for parking, fully serviced. Indicate whether the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability Building ownership information and authorization from the owner to offer the property if applicable Energy efficiency and renewable energy features exist within the proposed building List of services provided (Utilities, janitorial, pest control, security monitoring, etc.).  This requirement is currently housed in an existing leased space. The Government is considering alternative space if economically advantageous. The Government is limited by law (40 USC 278a, as amended 10-1-81) to pay no more than the appraised fair rental value for space.  Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals.
