The U.S. Fish & Wildlife Service seeks to lease between 2,300 and 2,500 usable square feet of storage & office space located Rio Rico – Nogales, AZ. The proposed space should provide 300 – 600 sf for office space, the remaining space should be for storage purposes. The term of the lease award will be a 5-year term / 1-year firm with a 90-day termination notice allowed after the first year. The leased space should meet all local, fire safety, and federal building codes. The following information provides more details on how to construct your offer. Your offer should be signed by the person legally authorized to execute contracts on behalf of that entity. The business entity must be registered with SAM.gov prior to award at https://sam.gov. Lessor must remain active in SAM.gov during the lease (System for Award Management) and sign a government lease with applicable clauses. Units must have 24/7 access, first floor, contiguous space that meets Government requirements for fire safety, accessibility, not in a 100-year flood plain, and sustainability standards. Available turning radius for truck loading and unloading, Security camera system is preferred. Minimum 25 ft depth to fit trailer. Adequate access to back in trailer. Priority is for climate controlled secure warehouse/evidence space with onsite private or public restroom. The Government reserves the right to disregard as inadequate any responses to this notification that fail to include the property-specific information listed below as being mandatory submissions in responding to this notification. Not all minimum requirements are reflected in this advertisement. (Codes) Currently, the Government is only considering existing buildings. New construction options may be considered only if the building can meet the required delivery date for occupancy. Expressions of Interest must be received in writing no later June 15, 2026 by 5:00 PM Central time (see FAR 5.203(b)), and should include the following information at a minimum: Building Name and Address: Location of space in the building and date of availability Scaled floor plans (as-built) Identifying offered space. Estimated Rental rate per ABOA and Rentable Square foot, fully serviced and inclusive of utilities and services for snow removal and trash pickup. Information on building ownership and Name, address, telephone number, and email address of Authorized contact. Owners, brokers, or agents may offer space for consideration. Any properties submitted by brokers or agents mut be accompanied by written evidence that they are authorized by the ownership to exclusively represent the building offered. Any submission received without documentation of ownership and/or written authorization to represent the owner will not be considered until such time as the documentation has been received. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under FAR Full Term Firm Term: The proposed term of the lease award will be a 5-year term. Cancellation clause: 1-year firm with a 90-day termination notice allowed after the first year.
